Listing Advice
Make the best use of your 60 words as this is your first line of contact. Don’t forget to include descriptions such as: Sea views, Close to Golf, Mountain views, South facing, Beachside etc. as appropriate.
It is important to state:
Location, type of Property; Apartment, Townhouse, Villa or Finca and the size (m2).
No. of bedrooms, no. of bathrooms, salon, kitchen specification, heating /air conditioning.
Outside space if any, Garage etc. and the PRICE.
Do not forget to include:
Your telephone number, E-mail address, and your website if you wish it to be viewed.
Viewings
At the appointment try to be relaxed and make your property feel as homely as possible, I.e. have the coffee pot on as the smell is very welcoming. It helps if your property is tidy and clean as this visually maximises the size of the rooms.
Make polite conversation and listen out for key points which may potentially aid in the sale of your property, i.e. they may have children and not be aware of the fact that there is a school just down the road. Ask if they know the area well, do they have a property to sell prior to buying etc. This gives you an idea of their current situation.
Please make sure you do not leave valuables, money or car keys in view.
If you are alone and feel vulnerable, invite a friend to sit quietly in the background.

Don’t be disappointed if your first appointment does not end up in a sale. This is to be expected in this current climate. Listen to the comments made (positive or negative) and use this to your advantage at the next viewing.
Always have on hand answers to common questions such as:
- How far to beach?
- How far to shopping centre?
- How far to nearest hospital?
- How far to nearest International School?
- How much are community charges, if relevant to property?
